The developer of the former University of Colorado Hospital 


campus will discuss his plans to make a Wal-Mart store his main retail anchor at a meeting with area residents Tuesday.

“This is a very urban store and very different from anything Denver has seen in a Walmart store,” Jeff Fuqua of Fuqua Development LLC told the Denver Business Journal on Monday.

Walmart is a store brand of Wal-Mart Stores Inc. (NYSE: WMT), Colorado’s and the nation’s largest retailer.

Fuqua will discuss the proposal at a meeting of the Colorado Boulevard Health Care District at 4 p.m. on Tuesday at Christ Church United Methodist, 690 Colorado Blvd., Denver.

The district includes the area’s neighborhood associations, public officials and representatives of area hospitals such as National Jewish Health. It has been meeting regularly about the redevelopment project at East Eighth Avenue and Colorado Boulevard.

The Walmart proposal has stirred up opposition from some area residents.

“I think the neighbors have a lot of questions,” said Mary Nell Wolff, health district chairwoman. “We’re expecting a large turnout.”

Wolff said it’s the first meeting area residents will be given specific information about the Wal-Mart plan.

Fuqua said plans call for the store, at East 11th Avenue and Albion Street, to be above grade and to allow for underground parking.

He said it will be smaller than the typical Walmart store and have a large fresh-food grocery component.

“The store complies with the stringent urban design guidelines,” Fuqua said.

Atlanta-based Fuqua took over as the primary developer of the 28-acre hospital site in March after splitting with The Sembler Co.

Zoning for the site has been approved and Denver city officials have signed off on the general development plan.
